The issues with this little house are that it is dusty, the chimney is loose but holding on and in position. There are a few extra pieces of wood and fence that you can see from the pictures. I do not want to attempt to put it together because of the value of the antique might be tarnished, so the pieces will be included. Some of the pieces are loose around the bottom of the house as well. The wallpaper, curtains, and fencing are all there but look at the pictures for the condition. There are two hinged parts of the dollhouse that open up and allow the person to really get access to the play areas. It is 15 inches high–without the chimney. It is a beautiful antique with some imperfections so it is priced accordingly. Someone who knows what they are doing can do some repairs.
